If you’re new to glamping ownership, this Frequently Asked Questions will help you learn more about our glamping retreats and their features.
WHAT IS RECESS CAMPS?
Recess Camps is an outdoor experience company. We help buyers find and own a luxury glamping retreat through co-ownership. Then we manage all the details so it’s as stress-free as possible. We purchase the property, place a travel trailer and glamping tent on it, fully furnish it, install landscaping, and then manage the property moving forward on the owner’s behalf.
WHAT IS A RECESS CAMP?
At Recess Camps, we understand the importance of taking a break from the hustle and bustle of everyday life. That’s why we offer private glamping camps that provide a unique and comfortable way to connect with nature. But you’ll still enjoy all the amenities and conveniences of home.
At the heart of your Recess Camp property, which is located in a beautiful and natural setting, is the fire circle, a place to forge deep connections with family and friends. For lodging, you’ll find a fully stocked travel trailer and two cozy and stylish glamping tents.
A LLCs is formed for each camp and is the unified front that represents and protects your group of buyers. Each LLC has its own bank account, tax ID number and holds title to the camp property and travel trailer.
WHAT IS CO-OWNERSHIP?
Co-ownership means you and up to seven other co-owners share the legal ownership of a property. Each of you enjoys exclusive use of the camp during scheduled stays throughout the year.
HOW MUCH TIME WILL I HAVE IN MY CAMP EACH YEAR?
On average, we expect that owners will enjoy 6 or more stays at their camp per year, depending on their personal travel preferences. Ultimately, you decide what dates are most important to you, and your usage may vary from year to year.
Owners may book up to 45 nights each year per 1/8th ownership, splitting time between the travel trailer and glamping tents.
WHAT IS A PROSPECT LISTING?
A Prospect Listing is a listing that we believe will be in demand based on its price and location. If there’s enough interest from buyers, we may purchase the property and turn it into a Recess Camp.
IS RECESS CAMPS A TIMESHARE COMPANY?
We help people buy, own and enjoy a true real estate asset. Most timeshares, in contrast, sell the right to use a fixed amount of time in a condo or hotel shared by dozens of people.
CAN I FINANCE MY PURCHASE?
We do not offer financing at this time. You also are welcome to use other sources of capital such as home equity financing or cash.
WHAT MONTHLY COSTS WILL I HAVE TO PAY?
As an owner, you’ll pay retreat operating costs such as property management, maintenance, taxes, and repairs. Expenses are passed to owners with no markup. Costs are shared proportionally based on the percentage of the retreat owned. Owners pay an additional monthly fee for ongoing owner support and to cover LLC oversight.
WHAT IF ANOTHER OWNER DAMAGES THE RETREAT?
Each Recess Camp is inspected after each visit to ensure a quality experience for every owner. Any damages beyond regular wear and tear are charged to the owner who was using the retreat at the time.
WHO IS RESPONSIBLE FOR LAWN AND CAMP MAINTENANCE?
Recess Camps manages the details, including landscaping, tree trimming, septic maintenance, and travel trailer maintenance, through locally hired professionals. These services are passed along in the monthly costs.
WHAT IF ONE OF MY CO-OWNERS GETS BEHIND ON THEIR BILLS OR MISSES A PAYMENT?
No worries, you are protected! As the manager of your glamping retreat’s LLC, Recess Camps will assume financial responsibility if an owner defaults on payments. This is one of the benefits of our ownership program.
CAN A RECESS CAMP BE MY PRIMARY RESIDENCE?
Per local regulations, owners must demonstrate a permanent primary residence in another location. For each owner, occupancy is limited to their ownership share of the property, up to a maximum of six months in a calendar year.
CAN I RENT A RECESS CAMP WHEN I AM NOT USING IT?
Recess Camps are for the use and enjoyment of the owners or their friends and family. They cannot be rented or placed on sites such as Airbnb, Vrbo, or Hipcamp.
HOW MANY TRAVEL TRAILERS CAN BE PLACED ON ONE PROPERTY?
Each property is limited to one travel trailer. No other RVs can be connected or stored on the property.
WHAT IF I WANT TO SELL MY OWNERSHIP INTEREST IN THE CAMP?
If the other shares in your camp are fully sold, you can sell your ownership at any time — plus, you set the sale price.
DOES MY SHARE INCREASE IN VALUE IF THE CAMP APPRECIATES IN VALUE?
Yes, as a true owner, any equity gains realized are yours.
CAN OWNERS DECIDE TO RUN THE LLC WITHOUT RECESS CAMPS?
Recess Camps works at the service of its owners. If the owners decide that Recess Camps is not providing adequate service, the owner group can vote to remove Recess Camps as the program manager of the home and self-manage the property.
